  PENSIONER FLATS – GENERAL INFORMATION

The Council owns and operates pensioner flats at Paeroa Waihi and Ngatea.    

ELIGIBILITY CRITERIA

Applicants must be at least 60 years of age.   In the case of a couple applying, both must be at least 60 years of age. 

All applicants must complete the prescribed form Application for a Pensioner Flat(10KB) and supply all the information that is required.   The applicant(s) signature must be witnessed by a Justice of the Peace.

The applicant(s) must have a genuine housing need.

The length of time that an applicant has resided within the Hauraki District will cause greater consideration to be given to that applicant.

Consideration will also be given to the compatibility of the applicant with existing tenants.

Currently, the Council subsidises pensioner flat rentals by 30% (reducing to 15% over the next few years) of the current market rental, and therefore, applicants are asset tested.

However, applications will be received from those with a higher level of assets and the subsidy will be reduced accordingly.

Asset Level Criteria

The asset level will be fixed on commencement of occupancy with a review of the rental available only in the case of proven hardship. 

Assets include cash in hand or bank, investments, shares, bonds, debentures, house and land (current Government valuation), life insurance policies (surrender value) and motor vehicle.   Furniture is excluded.

PAEROA FLATS  (24) 

18 Units situated at 2 Junction Road (on the corner of Railway Street).   The present rental for these flats is $80 per week.   Some flats do have a double bedroom, but they are small. 

6 Units situated at King Street, currently $80 per week, single bedroom 

WAIHI FLATS  (21)

 6 Units situated on Seddon Street; 4 have a single bedroom, 2 are single bedsits.   Current rental is $80 per week. 

4 Units situated at Moresby Avenue.  Single bedsits.  Current rental is $80per week. 

7 Units situated at Moresby Avenue/Elliott Street, with double bedrooms.  Current rental  is $80 per week.

2 Units at Kenny Street; with double bedrooms.   Current rental is $80 per week.

2 Units at Kenny Street (older) single bedsits.  Current rental is $80 per week.

NGATEA FLATS  (12)

4 Units at 20 Pauls Drive;  single bedrooms;  current rental $80 per week. 

4 Units at 18 Pauls Drive:  (older), single bedrooms;  current rental $80 per week 

4 Units at Kaihere Road;  4 single bedrooms;  current rental $80 per week.

Please Note: 

v     The rentals stated above are 30% subsidised by Council and will increase annually by $6 per week until a 15% subsidy level is reached

v     All rents are payable fortnightly in advance by direct credit through a bank account

v     Tenants are required to enter into a simple form of tenancy agreement.

v     Generally, no pets are allowed.
