Lapsed consent
Building consents are valid for 12 months from the date of issue.
Owners should commence any building work within 12 months of the building consent being issued, otherwise the building consent will lapse under Section 52 of the Building Act 2004 if building work has not started.
If your building consent lapses, any building work carried out after the lapse date will be considered illegal. A new building consent application will be required for the work to be able to take place.
A reminder letter will be emailed to you around the 9th and 11th month after the building consent issue date, from within Objective Build. The letter will let you know what you need to do to notify us if work has started but no inspection has been booked, or if you need to apply for an extension of time.
To get an extension to the 12-month lapse timeframe we need to receive your application form to review and assess before the 12month lapse date. These are considered on a case-by-case basis.
How to Apply
Extension of time applications need to be submitted through Objective Build.
Once you have logged into your Objective Build portal, the Extension of time option will show within the supporting application tab for any existing consents.
Select the relevant building consent and then you will be able to start the extension of time form, fill in the required details and click submit.
Please note that if your application gets rejected requesting more information etc., you will need to create and submit a new extension of time application under the supporting documents tab in your Objective portal, you cannot edit your original application.
